The vast majority of property investors will buy a property somewhere they know. That might be in their own suburb, in a location they’re familiar with or in a location they’ve travelled to before.
To them, this feels safe as they understand the area and perhaps they are even familiar with the property.
This is a huge mistake.
There are more than 10,000 different locations around Australia that you could choose to buy a property in. What are the odds that the location that is down the road from your house, presents the very best investment opportunity in the country? In reality, your odds are really one in ten thousand that you’re making the best possible choice.
For the most part, property markets are a product of supply and demand on a very local level. Your job is to look over the entire country and find the different pockets where there is a supply and demand imbalance for whatever reason so there is the potential for capital growth in the near future.
If you’re just buying a house down the road, you’re really just guessing and hoping that the market is going to drag the value of the property higher.
That’s why I’m a huge advocate of borderless investing. I want to invest in areas that are ripe for growth and that means I’m prepared to look all around the country for the very best opportunity.
It’s how you’re able to achieve capital growth throughout any type of market, which means you can continue to move forward and grow your portfolio.
